The subtenant pays a certain amount for utility every month. At the end of the year, when the main tenant recieve the utility invoice, the real usage cost is determined. If the usage cost exceeds what was paid in advance, the subtenant pays the difference. On the other hand, if the usage cost is lower than what was paid, the subtenant receives the difference.
