Should I consult a mortgage broker or contact the bank directly?
We suggest our readers contact their home bank (where they have their current account), two more banks, and a mortgage broker. This way, you get an overview of the market and conditions you can get.

The advantage of contacting mortgage brokers is they can access several banks and help you find the best offer. A good mortgage broker can even assist you in evaluating the property and answering your home-buying process-related questions.

Do I need a German visa to buy a house in Germany?
No, you don’t need a German visa to buy a property in Germany. However, you need a valid German resident permit to get a mortgage from a bank in Germany.
Banks prefer clients who have a permanent residence card (Niederlassungserlaubnis) or European or German citizenship. Blue card holders have limited mortgage options. However, the visa is only one of the several factors that affect your loan conditions.
