The property owner has seriously violated their obligations as set out in the rental agreement and the tenancy cannot be continued (e.g. unauthorized entry into the apartment, falsification of the utility bill or personal insult).

Terminating the rental contract without notice is only possible in exceptional cases. You must state the termination reason in your letter.
